Energy Performance Certificate

Energy Performance Certificates tell you how energy efficient a home is on a scale of A-G. The most efficient homes - which should have the lowest fuel bills - are in band A.

 

The Certificate also tells you, on a scale of A-G, about the impact the home has on the environment. Better-rated homes should have less impact through carbon dioxide (CO2) emissions.

 

New regulations require that anyone advertising a domestic property for sale will, by law, need to provide a Home Information Pack (HIP) to a potential purchaser. An Energy Performance Certificates (EPC) will be an integral part of the Home Information Pack.

The average property in the UK is in bands D-E for both ratings.

 

The Certificate includes recommendations on ways to improve the home?s energy efficiency to save you money and help the environment.

 

Nearly 40 per cent of the UKs energy consumption arises from the way in which our 25 million buildings are lit, heated and used. Even comparatively minor changes in energy performance and the way we use each building will have a significant effect in reducing energy consumption - and therefore carbon emissions.

 

Some Examples Of The Recommendations

 

Increased loft insulation.

 

Increased hot water cylinder insulation.

 

Cavity wall insulation.

 

Low energy light bulbs.

 

Fitting a condensing boiler.

 

Improving double glazing.

 

Fitting solar or photovoltaic panels.

From 1st Oct, all properties rented out to new tenants require an Energy Performance Certificate. This also applies to all properties for sale even if they were advertised for sale before the implementation of HIPS
